Here is the master plan for the house and grounds. Remember, this is entirely separate from plans for and funding for the PJ2T station. Everything below depends entirely on the flow of rental revenue and the generosity of the CCC group.

Phase 1 - Triage Early November, 2000 Objective: Achieve minimal, spartan habitability.

Discard all appliances, the water heater, and much of the furniture. Remove and discard the air conditioning unit. Unclog line to septic tank. Replace bathroom sink water faucets with new, non-seized units. Do emergency repairs on rusting porch posts and other structurally threatening problems. Get all utilities working and billing transferred to us. Do a first-pass cleaning. Clear weeds and highest grass from grounds. Establish minimum security. Arrange for secure storage of equipment. Move station components out of commercial storage. Arrange for oversight of property. Get one symbolic potted palm!

Phase 2 - Military Barracks

January and February 2001 Objective: Bring the living standard up to that of a military barracks -- perfectly serviceble and clean, but with no frills.

Deep clean entire house. Paint entire interior. Install new refrigerator, range, water heater, kitchen sink. Acquire furniture, linens, curtains, towels, bedspreads, dishes and cooking essentials. Finish cleanup of grounds and install minimal landscaping. Set up drip-irrigation system. Start more bougainvilla. Enhance security. Perfect arrangements for rental management. Add a washing machine in the utility shed. Arrange for recurring maintenance. Achieve connectivity with the world with TV and Internet. Install radio coax bulkhead, grounding system, AC power duct system. Run phone lines to rest of house. Set up timed security lights. Install coax overhead messenger and permanent Heliax on mult tower. Replace water heater thermostats. Identify all circuits and fuses. Install water sediment filter. Reinforce tower base on multiplier tower. Eliminate unserviceable garbage disposal. Continue making cosmetic and decorating improvements. Purchase sun lounge furniture.

Phase 3 - Chevrolet Summer 2001 through Winter 2002 Objective: Get better, as funds allow, to attain "Chevrolet" quality.

Go beyond military barracks quality. Add gate and rough driveway, build landscaping wall around front and west perimeter, add more landscaping, better lighting indoors and out. Over-tile inside and out with colorful tile.  Add an outside shower. Renovate laundry room, adding shelving and removing air handler. Rebuild one interior bathroom, with a marble shower and sliding glass door to exterior. Enhance the privacy with the Stone's home next door with a permanent raised planter bed. Build an attractive storage shed. Build an oceanside gazebo.

Phase 4 - Oldsmobile Summer 2003 Objective: Move toward an "Oldsmobile" property that would begin to appeal on the open non-ham rental market.

Add an ocean wall, concrete patios, landscape lighting, planting beds, exterior floor tile. Install a dipping pool at the oceanside.

Phase 5 - Shangri-La Summer 2004 Objective: Make it a photo from "Caribbean Travel and Life."

Enhance planting beds and leveled terrace. Add a welcoming front entrance complementing the driveway. Upgrade all interior finishes and furniture. Build an entrance gate. Build an additional wing for an office. Add mature palms.
